Boiler installation across London

Whether it is your first boiler, a change from one type of system to another, or just moving the unit somewhere that makes more sense, Ninja Plumbers approaches each job the same way. Putting the boiler on the wall is the simple bit. What really decides whether you are still pleased with it five years on is choosing the right size, type and location first.

You may find you can sort some of this yourself, without calling us. We are fine with that, and would rather you knew it.

Get the size right before the brand

An oversized boiler keeps switching on and off and wears out early. An undersized one never quite catches up. What sets the size is how many radiators, bathrooms and people the home has, not whatever was fitted before, since the old boiler may have been badly sized as well.

A combi will not suit every home

In most London flats and smaller terraces, a combi is the sensible choice. That changes when two or more bathrooms are likely to be in use together. Run two showers from one combi and neither works well. A system boiler paired with a cylinder copes with that properly, which is something a combi was never built to do.

Think hard about the position

Relocating a boiler means extra pipework and a new flue route, yet it often cures problems that would otherwise drag on for years: noise through a bedroom wall, a flue ending somewhere it should not, or a unit hidden behind a fitted kitchen so every service means taking cupboards apart.

Listed buildings and conservation areas

In listed buildings and conservation areas there are limits on where a flue can come out, so settle that before picking a boiler, not after. In the parts of London where this often applies, it is the first thing we check.

Cost

What changes the price

The boiler itself is only one line of an installation price. What moves the figure most is how much has to change around it: the pipework, the flue, the gas supply and where the new unit is going to sit.

Same type, or a change of system

Fitting a combi where a combi already was keeps most of the pipework as it is. Changing from a tank-fed system to a combi, or adding a cylinder to serve more bathrooms, means reworking the hot and cold pipework, and that is where the extra labour goes.

The flue

The simplest flue goes straight out through the wall behind the boiler. A vertical flue through the roof, a long run across a ceiling, or a plume kit to steer the exhaust away from a window or a neighbour’s boundary all add parts and time.

The gas supply

A modern combi can need more gas than the old boiler did, and the pipe from the meter has to be big enough to deliver it. In older homes it often is not, so a new, larger gas pipe from the meter becomes part of the job.

Where the condensate can drain

Every condensing boiler produces mildly acidic water whenever it runs, and that needs a drain. An internal waste pipe close by is simplest. Where there is none, the pipe has to run outside, sized and insulated so it does not freeze and lock the boiler out in winter.

Your questions

Questions we often get

How long does it take to install a boiler?

Swapping like for like is normally a one-day job. A change of system type or a move to a new spot usually takes two days. Our quote tells you which applies to you.

Combi or system boiler: which suits me?

In most flats and smaller houses, a combi. If two or more bathrooms are likely to be used at the same moment, go for a system boiler with a cylinder, since a combi cannot run two showers properly at once.

Is it possible to move my boiler?

Yes, in most homes. Extra pipework and a longer flue add to the cost, but moving a boiler off a bedroom wall or out from behind kitchen units usually repays that spend over the years you go on living with it.

What happens to the old boiler?

We remove it and dispose of it as part of the job, and that is already included in the figure we quote you.

Will we be without heating and hot water while it is fitted?

Yes, for as long as the old boiler is disconnected and the new one is being connected, filled and commissioned. How long that lasts depends on whether it is a straight swap or a bigger change, and you will know which before we start. In winter it is worth having a plug-in heater ready, and if the work runs over more than one day, somewhere else to shower.

What happens to the tanks in the loft if we switch to a combi?

They are drained and disconnected, and the pipework that fed them is capped off or removed, along with the hot water cylinder in the airing cupboard. That usually frees up a useful cupboard. Old tanks do not always fit back through the loft hatch in one piece, so they may be cut up to get them out. Where a tank also feeds something else, we check that before anything is removed.
