House and flat rewiring in London
Wiring does not last for ever. Rubber-insulated cable, a handful of sockets per room and a fuse box with wire fuses are still found in London homes, and even newer installations can be let down by decades of alterations. A rewire replaces the cables, accessories and consumer unit so the whole installation is safe, tested and certified. Our electricians plan it with you room by room and agree the price before any work starts.

You may find you can sort some of this yourself, without calling us. We are fine with that, and would rather you knew it.
Signs a rewire is due
Rubber or fabric-covered cable, round-pin sockets, a fuse box with rewireable fuses, very few sockets in each room, light switches inside bathrooms, or an installation nobody has tested in decades. An EICR will tell you for certain whether the wiring can stay or needs replacing.
First fix and second fix
A rewire happens in two stages. First fix runs the new cables and back boxes while floors and walls are open. Second fix, after plastering, fits the sockets, switches, lights and consumer unit. The gap between the two is when the plasterer comes in, so the timing needs planning.
Living in the property during a rewire
It is possible, particularly in a house where the work can go room by room, but it is dusty and disruptive and the power will be off at times. In a flat it is often easier to rewire while it is empty, for example between tenancies or before you move in.
Plan the layout while you can
A rewire is the cheapest moment to put sockets, lights and switches exactly where you want them. Walk round each room with the furniture in mind, and think about outside lights, extra kitchen sockets and power for things like a future EV charger.
What changes the price
Every rewire is priced on the property, after we have walked round it with you, and the price is agreed before any work starts.
Size and layout of the property
The number of rooms, floors and circuits sets the scale of the job. A flat on one level is simpler to run cable through than a tall terrace with a basement and a loft.
Full or partial
Some installations only need part of the wiring replaced, such as the kitchen circuits or an old extension. An EICR helps show exactly what needs doing.
Number of points
Every socket, switch and light adds material and labour. A rewire is the right time to add more, and the price reflects the layout you choose.
Access and making good
Whether floors are carpeted, tiled or boarded, whether ceilings are plasterboard or old lath and plaster, and how much the rooms are furnished all affect how the cables are run and how much making good follows.
We agree the price with you before any work begins, and accept both card and cash.
Questions we often get
How do I know if my home needs rewiring?
An EICR is the reliable way to find out. It tests the installation and tells you whether the wiring is safe to keep, needs some circuits replacing, or is due for a full rewire.
Can I stay at home during a rewire?
Often, yes, in a house where the work can be done room by room, though it is dusty and the power will be off at times. In a flat it is usually easier if the property is empty.
Will the walls need replastering?
Cables are run in chases cut into the plaster, under floorboards and through ceiling voids. The chases are filled afterwards, but most rewires are followed by some plastering and decorating, which is why it is best to rewire before redecorating rather than after.
Is rewiring notifiable?
Yes. A full or partial rewire is notifiable under Part P of the Building Regulations. We notify it through our registration scheme and give you an Electrical Installation Certificate when the work is complete.
Should I rewire before or after a new kitchen or bathroom?
Before, or at the same time. The first fix of the wiring needs to go in while walls and floors are open, before the new kitchen or tiling goes on.
Do you rewire rented properties between tenancies?
Yes. An empty property is the easiest time to rewire, and landlords often combine it with an EICR once the work is done.
