Bathroom refits

Bathroom installation across London

It might be a single worn basin that needs replacing. It might be the entire bathroom, taken back to bare brick and built again from scratch. Whichever it is, we take care of the plumbing and organise any other trades the work calls for. You deal with one contact, not three tradespeople you have to manage yourself.

Good to know

Read this before you ring

You may find you can sort some of this yourself, without calling us. We are fine with that, and would rather you knew it.

Know your water pressure before picking a shower

A mixer shower that looks powerful will let you down on a gravity system with low pressure. Tell us which system you have, and before you spend anything we will say what will genuinely perform.

Relocating the WC is what costs most

Putting the toilet somewhere new means moving its soil connection, and that adds more cost than nearly any other change. Leaving it in place and arranging everything else around it usually gives the best-value layout.

Have everything delivered before day one

Bathrooms most often overrun because an item turns out to be on back order halfway through. Have the tiles, brassware and suite delivered before work begins and the project stays on schedule.

Flats come with extra conditions

Leasehold flats, which make up much of London’s housing, often carry conditions worth checking before you settle on a design. Your lease may say the freeholder must consent to bathroom work. Some buildings limit working hours, or refuse to let a wet area move above a habitable room on the floor below. You want to know that at the start, not once the old bathroom has been ripped out.

Cost

What changes the price

Bathroom prices vary more than almost any other job we quote, because no two rooms start from the same place. A handful of decisions and discoveries move the figure far more than the choice of taps.

What is under the old bathroom

Stripping out an old bathroom often uncovers soft floorboards under the bath, old iron or lead pipework, or walls that come away with the tiles. Each of those has to be put right before anything new goes in, and it is priced once it has been seen.

Concealed or on show

Pipes and cisterns hidden behind the wall look cleaner, but they need a stud wall or boxing built, frames for wall-hung pieces, and access panels. Exposed pipework, a close-coupled toilet and a pedestal basin involve noticeably less building work.

How much tiling, and what kind

Tiling the whole room floor to ceiling costs more than tiling around the bath and shower. Large-format porcelain needs flat, well-prepared walls, and natural stone needs sealing, so the tile you choose affects the preparation as well as the tiler’s time.

Getting materials in and waste out

A top-floor flat with no lift, a street where parking is by permit only, or a building where the lift has to be booked all slow a job down. A skip on the road also needs a council permit, which is worth allowing for.

We agree the price with you before any work begins, and accept both card and cash.

Your questions

Questions we often get

How long will my bathroom take?

That depends completely on the scope and on what state things are in behind the existing bathroom. Your quote comes with a realistic timescale and a note of anything that could stretch it.

Who supplies the bathroom, you or me?

Whichever you prefer. Lots of customers enjoy picking and buying their own suite and just having Ninja Plumbers install it, and that works as well as us sourcing it all.

Is tiling part of the service?

We do the plumbing and organise the tiling and finishing within the same job, so you have one contact instead of several.

Will I be able to use the bathroom during the work?

Not while a full refit is under way. If the home has no other bathroom, plan around that, and we will be honest with you about how long it will last.

Does a new bathroom need building regulations approval?

A straight replacement in the same room generally does not. It becomes more involved when you add a bathroom where there was not one, run new drainage, alter the structure or add electrical work, and the room needs adequate ventilation whichever way you go. We will tell you at the quote stage if anything in your plans needs notifying, so it is not discovered at the end.

We are renovating the whole house. When should the bathroom be done?

The pipework goes in early, before walls are plastered and floors are laid, and the bathroom is fitted and finished much later. That first stage is easy to miss when the builder, electrician and plasterer are all booked, and a missed pipe means opening up a finished wall. Bring us in when the other trades are being planned, not after the plaster has gone on.
