Boiler installation in Greenwich
- Limits on flue terminals in the town centre from listing and the conservation area
- Heat network flats on the Peninsula, where fitting a boiler is neither possible nor needed
- Older homes whose unrecorded past alterations only come to light on the day
The Georgian and early Victorian houses around Greenwich town centre often had open-flued boilers venting into an old chimney. Modern boilers are room-sealed, so the new flue usually needs a fresh position, and in a conservation area the front of the house is the least likely place to be allowed. A rear wall, or a vertical flue through a back roof slope, is the usual answer. Listed houses need listed building consent for new openings. Up towards Blackheath the houses are larger, and correct sizing for a big, draughty period property matters more than in a flat. The town centre is busy with visitors and parking is tight, so a bay suspension for the van is worth arranging. Once the job is finished, the Gas Safe engineer notifies building control, which covers the regulations side but not planning or listed building consent.

Questions we often get
Do you work in Greenwich?
We do. Greenwich falls within Greenwich, covering the SE10, SE3, SE7 postcodes, and our engineers are out across Greater London from our Fulham office every day.
Where in Greenwich can a new boiler actually be fitted?
Yes for the older homes near the town centre and further out towards Blackheath, although flue limits apply where a home is listed or sits in a conservation area. No for flats on the Peninsula’s communal heat network, as there is no individual boiler and nowhere for one to go. Let us know which applies and we can give you a precise answer.
The last boiler was fitted without any paperwork. Does that matter now?
It may mean the work was never notified to building control, which can come up when you sell. A new installation fixes that going forward: it is notified properly and you receive a compliance certificate. Older unrecorded work is a separate matter to raise with the council if a buyer’s solicitor asks. In older Greenwich houses with years of undocumented alterations, it is worth keeping every certificate from now on.
How much will it cost?
Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
