Central heating installation in London
A central heating installation is the whole system: the boiler, the pipework running through the house, every radiator, and the controls that decide when any of it comes on. That is a different job from swapping a boiler, and it is worth being clear which one you actually need. Ninja Plumbers fits first-time heating in properties that have never had it, and replaces ageing systems where the boiler is only the most visible part of the problem.

You may find you can sort some of this yourself, without calling us. We are fine with that, and would rather you knew it.
A new boiler on an old system keeps the old faults
This is the one that catches people out. If the radiators were cold at the bottom, the upstairs never warmed up and the water ran black when you bled a valve, a new boiler changes none of that — the debris and the undersized pipework are still there, and now they are circulating through a brand new heat exchanger. Sometimes the answer is a clean rather than a new system, which is covered on our radiators and power flushing page. Sometimes the pipework has genuinely reached the end. Either way it is a decision to make before ordering a boiler, not after.
First-time heating in a property that has none
Plenty of London flats and converted houses still run on electric storage heaters or nothing at all. Putting central heating in means finding routes for the pipework, and in a Victorian or Edwardian terrace that usually means lifting floorboards, running pipes in the voids, and agreeing beforehand where anything has to be boxed in. We would rather walk you round the house and point at it than surprise you on the day.
Radiators are sized for the room, not the wall
How much heat a radiator needs to put out depends on the size of the room, the outside walls, the windows and the ceiling height. A radiator chosen because it fits the gap under the window is a room that never quite gets warm. This gets worked out room by room before anything is ordered.
Controls are the cheap part that makes the difference
Thermostatic valves on the radiators, a programmable room thermostat, and zoning upstairs separately from downstairs cost very little against the rest of the job. They are also what stops you heating four empty bedrooms every evening. If the system is coming out anyway, this is the moment to sort it.
What changes the price
A full heating system is one of the larger jobs we quote, and it is priced room by room rather than read off a list. The four things below move the figure more than the choice of boiler.
How many rooms and radiators
Every radiator brings its own valves, its own pipe run and the time to fit and balance it. A two-bedroom flat and a four-storey terrace are very different quotes, and towel rails and hallway radiators add up too.
The floors the pipes have to cross
Suspended timber floors let pipes run between the joists with boards lifted and relaid. Solid concrete floors, common in flats and later extensions, mean pipes dropped from above, run along skirtings or chased in, each with its own cost.
Combi, or boiler and cylinder
A combi needs no cylinder or tanks. A system boiler with an unvented cylinder needs a cupboard big enough to hold the cylinder and a discharge pipe taken safely to outside, and the cylinder then needs its own yearly check.
Floors, carpets and decorating afterwards
Lifting boards is part of the work, but relaying fitted carpets, refinishing floors and redecorating around new pipes and radiators may not be. Agree up front who does what, because it can change the total more than people expect.
We agree the price with you before any work begins, and accept both card and cash.
Questions we often get
What is the difference between this and a new boiler?
A boiler job replaces the boiler and leaves the rest of the system where it is — that is covered on our boiler installation and boiler replacement pages. A central heating installation covers the pipework, the radiators and the controls as well. If the existing system is sound, you only need the boiler, and we will say so.
Can you put central heating into a house that has never had it?
Yes. It is a larger job than a boiler swap because the pipework and radiators all have to go in, and access to floor voids drives a lot of it, so we look at the property before quoting rather than pricing it over the phone.
Do all the radiators have to be replaced?
Not automatically. Radiators in good condition and of the right output can often stay. We will tell you which ones are worth keeping instead of assuming the whole lot goes.
Will the floors have to come up?
Usually in part. Pipework has to get from the boiler to each radiator, and in most London houses that means floorboards up in some rooms. We agree the routes with you first, along with anything that will need boxing in afterwards.
Can we stay in the house while the heating goes in?
Most people do. The work usually moves from room to room, so there is disruption, dust and floorboards up in parts of the house rather than everywhere at once. There will be a period without heating and hot water around the changeover to the new boiler, and we tell you in advance when that is. Doing the job outside winter makes the whole thing much easier to live with.
Does a new heating system need building regulations sign-off?
Yes, the boiler part does. Installing a gas boiler is notifiable work, and as Gas Safe registered engineers we notify it through the Gas Safe Register, which then sends a Building Regulations compliance certificate to the property. Keep it with your house documents, because a buyer’s solicitor will ask for it. In a leasehold flat, check separately whether the lease needs the freeholder’s consent for the work.
