Commercial

Commercial plumbing in London

Most shops, office floors and restaurants cannot shut for the day just so a plumber can work. So we plan each visit around your opening hours and your tenants, not the other way round. Once the job is finished, we report to the manager, agent or freeholder who has to sign it off.

Where we work

Premises we look after

Office washrooms and kitchens

Boiling taps, tea points, dishwashers and the washrooms the whole building relies on. The hard part is rarely the plumbing itself; it is getting access. So we come in early, late or at the weekend, and a floor of desks does not sit empty while a tap is swapped.

Commercial kitchens

Grease traps, hot water that keeps up with heavy demand, dishwasher and glasswasher connections, and drainage sized for volume, not for a sink at home. If the kitchen cannot open, you lose a service. We book these jobs around your covers and bring along the parts most likely to fail.

Retail units

Fit-outs, customer WCs and staff washrooms, plus the reactive jobs that come from sharing a stack in a parade or shopping centre. If the landlord or centre management must approve the work, we supply the paperwork they ask for, so you are not left chasing it.

Good to know

Read this before you ring

You may find you can sort some of this yourself, without calling us. We are fine with that, and would rather you knew it.

Your trading hours come first

In restaurants and shops this tends to mean early mornings, evenings or overnight. Give us your trading pattern when you first get in touch, and we will plan the work to fit it, not cut across it.

Records for whoever signs the job off

A verbal all-clear is rarely enough for managing agents, freeholders or landlords. Tell us which person needs which records, and our engineer will note the job to suit while on site.

Shared stacks in blocks of flats

One flat may report the blockage, but the cause often sits in the shared stack, and several flats can be affected at once, not only the one that rang. Most of the job is getting into the right flats on the first visit. Miss one, and a second trip is needed for work that should have been finished the first time.

Commercial jobs are part of our normal week

Every week Ninja Plumbers works in offices, restaurants, shops and blocks of flats as well as homes. Fitting around opening hours, tenants and managing agents is something we already know how to do, not something we work out when we arrive.

Cost

What changes the price

Commercial work is priced on the job and the conditions around it. The same repair can cost more overnight, around a kitchen that reopens for breakfast, than on an ordinary weekday, and it helps to know why.

When the work can happen

Early mornings, evenings, overnight and weekend slots keep your business trading, but they can cost more than working through a normal weekday. Where part of the job can be done during the day without disrupting anyone, we can look at splitting it to keep the price down.

Building access and sign-in

Managed buildings often mean signing in with security, booking a loading bay or goods lift, waiting for a keyholder, or working under a permit. None of it is difficult, but it all takes time on site, and that time is part of the price.

Paperwork before and after

Some sites need risk assessments and method statements before an engineer can start, and a written report, photos or sign-off sheets afterwards for the managing agent or landlord. Tell us what is required at the start, so it is priced in rather than added later.

Commercial fittings and repeat work

Sensor taps, urinal flush controls, boiling water units and heavy-duty commercial fittings cost more than domestic equivalents. On the other hand, replacing the same fitting across several washrooms or floors in one programme is usually cheaper per item than piecemeal callouts.

We agree the price with you before any work begins, and accept both card and cash.

Your questions

Questions we often get

Can the work happen outside our opening hours?

Yes. In restaurants, shops and offices it is often the only sensible option, so we plan around your trading instead of working through it.

Do you offer ongoing maintenance?

Yes. Call the management line to discuss reactive and planned cover for one property or a whole portfolio.

Do you carry out work for managing agents?

Often, including reactive repairs in managed blocks and work on communal drainage.

Which of your numbers should I ring?

Ring the booking line for a quick one-off repair. Ongoing, commercial or account work goes best through the management line, which reaches someone with the authority to agree terms.

Can you keep some of the washrooms open while you work?

Usually, if the pipework allows it. The question is how the building’s water is split up: a modern fit-out often has isolation valves for each washroom or floor, while an older building may have one valve that shuts off everything. We check what can be isolated before the job is planned, so you know in advance which facilities will be out of use and for how long.

Our site has children or vulnerable residents. Who will you send?

Ninja Plumbers engineers are directly employed rather than subcontracted, and they are DBS-checked, so the person who arrives works for us, not for a third party. If you have your own rules — signing in at reception, wearing a visitor badge, being accompanied in certain areas, or working only outside school or care hours — tell us when booking and the engineer will follow them.
