Boiler repair in Greenwich

  • Peninsula flats with heat interface units, often taken for boilers though they fail in other ways
  • Listed status and conservation-area rules limiting flue positions near the town centre
  • Period homes with pipework re-routed so many times it no longer matches any drawings

Between the Georgian town centre and the Peninsula towers sits a lot of ordinary Greenwich housing: Victorian and interwar terraces heading east towards Charlton, many split into flats with a combi each. Those are straightforward repairs. The period houses closer to the park are less so. Some still have an older open-flued boiler venting into a lined chimney from a basement kitchen, and any repair there includes checking that the flue draws properly, because a blocked or broken liner is a carbon monoxide risk rather than a nuisance. Where a modern boiler has taken its place, the flue has often been taken out through a rear wall or a light well to keep it off the front elevation. On the Peninsula, repairs to heat interface units are usually booked through building management, who control access to risers and meters. Town-centre parking is tight, and on the Peninsula it is worth asking where contractors should park.

Questions

Questions we often get

Do you work in Greenwich?

We do. Greenwich falls within Greenwich, covering the SE10, SE3, SE7 postcodes, and our engineers are out across Greater London from our Fulham office every day.

There is no boiler in my Peninsula flat and the hot water has stopped. What has gone wrong?

Your flat will almost certainly have a heat interface unit drawing heat from a communal network. If the neighbours have lost hot water as well, the network is at fault and building management should be told. If it is just your flat, the HIU is the usual suspect, normally its controls or plate heat exchanger, and we can repair that.

My Georgian house has a boiler in the basement using the old chimney. Is that still safe?

It can be, if the chimney is lined, the liner is intact and the room has the air supply the boiler needs. We check all three during a repair visit and test the flue. If the boiler is very old, parts may be hard to find, and a replacement with a sealed flue could change what is allowed outside in a conservation area. We talk that through before anything moves. A carbon monoxide alarm in that room is sensible either way.

How much will it cost?

Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
