Emergency plumber in Chelsea

  • Dug-out basements that flood on their lowest, best-finished level when the drainage pump fails
  • Tall townhouses in which a leak near the top works down through every floor
  • Mews houses where anything too big for the mews is hard to get in

In a Chelsea mews house, the ground floor was usually built for carriages or horses, so today the stopcock and meter are often in the garage or a front cupboard, with the living space above. Water from an upstairs bathroom has nowhere to go but down into that garage, onto any car or stored belongings. Turn it off there, then switch off power to the ground floor. In the tall townhouses, a booster pump or pumped shower may keep running after the mains is off, drawing on stored water, so switch those off at their own switches too. For night access, a mews can be gated, or cobbled with no room to turn a van, and some have a gate code or a keyholder. Tell us about any gate, and whether a neighbour or house manager can open up if you are not there yourself.

Questions

Questions we often get

Do you work in Chelsea?

We do. Chelsea falls within Kensington and Chelsea, covering the SW3, SW10, SW1 postcodes, and our engineers are out across Greater London from our Fulham office every day.

Water from the top floor is running down through the whole house. What do I do first?

Close the stopcock, then switch off the electrics on each floor the water has got to. It runs down inside the walls and reaches lighting circuits a long way from the leak. Do not hold off while you look for the source. Once the water is off, call us.

The garage on the ground floor of our mews house is flooding. Where is it coming from?

Most likely from above. In a mews house the bathroom and kitchen are over the garage, so a leaking supply, a failed waste joint or an overflowing bath shows up there first. Turn the stopcock off and see whether it slows. If it keeps coming with the water off, check whether rain is getting in, or whether the house next door has a bathroom against the shared wall.

How much will it cost?

Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
