Emergency plumber in Islington
Lifting a floor to reach a leak is often not an option in Islington’s Georgian and listed houses. Getting the water off fast counts for more here than almost anywhere, because otherwise the damage falls on historic fabric that is costly, and at times impossible, to put back.

Emergency plumber in Islington
- Leaks hidden beneath the original floorboards of Georgian and early Victorian houses
- Limited access where you cannot just cut into the floor, panelling or plaster
- Lower-ground and basement flats that end up with water from every floor above
In an Islington terrace, the stopcock can be in the basement, in a vault under the front pavement, or behind a panel someone boxed in years ago. If the house is split into flats, one supply may still serve every floor, so turning it off affects the neighbours and they need to know. While you wait, move rugs, books and furniture out from under any wet ceiling. Old lime plaster can hold a lot of water before it gives, and it is far easier to save the contents than the ceiling. A bucket under the drip and a towel to stop it spreading along the boards help too. For a night visit, small things slow us down: a basement flat reached down steps behind a locked railing gate, a house number that is hard to read on a long terrace, and permit parking that means the van may be a short walk away. Tell us which door is yours.

Questions we often get
Do you work in Islington?
We do. Islington falls within Islington, covering the N1, N5, N7, EC1 postcodes, and our engineers are out across Greater London from our Fulham office every day.
Can you still work on my house if it is listed?
We can, though the approach is different. We find the leak before opening anything, since trial holes in listed fabric cause far more trouble than they would in a newer building. Mention it when you book so the engineer knows before arriving.
Water is coming through an old decorative ceiling. Should I make a hole to let it out?
Not on a decorative or listed ceiling. Piercing a bulge is sometimes done on modern plasterboard, but on lime plaster with cornicing it can bring a whole section down, and putting that back is specialist work. Turn the water off, keep people out of the room, put containers under the drips and leave the ceiling to the engineer. Photograph it now as well, both for your insurer and for anyone who has to restore it later.
How much will it cost?
Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
