Boiler repair in Chelsea

  • Weak performance on the top floors of tall townhouses, caused by flow and not by the boiler
  • Boilers feeding several bathrooms added after the unit’s size was chosen
  • Tight routing in mews houses restricting where any replacement flue could run

Tall Chelsea townhouses tend to keep the boiler and a large cylinder at the bottom of the house, in a basement or the vaults, with the bedrooms and bathrooms four or five floors above. Some have been converted to an unvented cylinder with a pump boosting flow up the stairs, so there are more parts to check before the boiler is blamed, and the circulating pump works harder than it would in a two-storey house. Mews houses are a separate job. Many started as stables or coach houses, the boiler sits in what was the garage or in a first-floor kitchen, and the back wall often adjoins another building, so the flue can only come out onto the mews. A van will not always fit down a narrow mews, and parking nearby is residents’ bays and meters, so allow for a short carry. Mansion block flats here are more often on a compact combi.

Questions

Questions we often get

Do you work in Chelsea?

We do. Chelsea falls within Kensington and Chelsea, covering the SW3, SW10, SW1 postcodes, and our engineers are out across Greater London from our Fulham office every day.

Our boiler is new, yet the top-floor shower is still weak. Why?

In a tall, narrow house the boiler is rarely the cause. The problem is the height from the water source up to the outlet, and at times pipework that is too narrow for the distance. An accumulator or a pump usually sorts it. Swapping out a boiler that works would not.

The top-floor radiators keep needing bleeding. Is the boiler letting air in?

Rarely the boiler itself. Air returning to a sealed system usually means a small leak, a failing automatic air vent, or a pressure problem that lets air be drawn in. On an older open system, the pump can push water up into the feed tank and pull air back. In a tall Chelsea house that air gathers on the top floor, so that is where you notice it. We look for the cause rather than just bleeding the radiators again.

How much will it cost?

Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
