Emergency plumber in Balham
Where a Balham terrace has been divided into upper and lower flats, both share one stack, so an upstairs leak shows up downstairs. If you live below and water is coming in, it is most likely not your leak, and the first thing we will ask is whether we can get into the flat above.

Emergency plumber in Balham
- Leaks from the upstairs flat showing up first in the one below
- One soil stack shared by two separate households
- Response time set by how quickly someone can get into the flat above
Balham conversions often have a quirk that catches people out at night: the stopcock for the upstairs flat may be in the downstairs flat, or in a shared hallway, because the supply was split after the house was built. If you are upstairs and cannot find yours, ask below, and the other way round. If you are the upper flat and your neighbour says water is coming through, check the obvious sources in your own bathroom first: the seal around the bath, the base of the toilet, the shower tray and the pipes under the basin. Stop using that room while you look. If you are the lower flat and nobody answers upstairs, a letting agent or freeholder may hold a key. For us, access is usually through one of two front doors that sit side by side. Tell us which one, and whether anyone has a spare key to the other flat.

Questions we often get
Do you work in Balham?
We do. Balham falls within Wandsworth, covering the SW12, SW17 postcodes, and our engineers are out across Greater London from our Fulham office every day.
Water is coming into my downstairs flat. Is it my responsibility?
In most cases, no. In Balham conversions the leak usually starts somewhere above you. Contact the upstairs flat while you ring us, as we will need to get in there to stop it, not just to deal with the mess below.
My downstairs neighbour says I am leaking into their flat, but I cannot see anything. What now?
Stop using your bathroom and kitchen completely for a while and ask them whether the drip slows. If it does, the source is almost certainly on your side, often a failed seal round the bath or shower that only leaks when it is in use. If it carries on regardless, a supply pipe under your floor is more likely, since that leaks whether you use water or not. Either way, the engineer traces it before lifting boards.
How much will it cost?
Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
