Emergency plumber in Kensington
- Basement drainage pumps breaking down and flooding the bottom floor, with no gravity route as a backup
- Stopcocks hidden behind later joinery in period conversions, so turning the water off takes longer than fixing the leak
- Leaks in mansion blocks that can only be isolated at the riser, not inside the flat
In a Kensington mansion block, the flat below is often the first to know about a leak, and the porter is the second. If you are the source, turn off your own valve if you can find it, then go down and warn the flat underneath, because water in these buildings can pass through several storeys of lath and plaster. If water is running near the lift, tell the porter so it can be taken out of use. Where there is no night porter, the managing agent’s emergency number is the way to reach the riser. In stucco houses split into flats, the supply for the whole building may come in at lower-ground level, so that occupant may need to let us in. For night visits, expect an entryphone, a communal door and residents’ parking. Give us the porter’s number or the name on your buzzer, and warn us if the building has a key-only service entrance.

Questions we often get
Do you work in Kensington?
We do. Kensington falls within Kensington and Chelsea, covering the W8, W11, SW7 postcodes, and our engineers are out across Greater London from our Fulham office every day.
Water is filling my basement because the pump has failed. What should I do immediately?
Stop sending more water into it: no taps, no shower and no washing machine. If the water is close to any sockets, switch off the power to that floor. A pump that has failed will not recover by itself and the water cannot drain away, so this needs an engineer now, not in the morning.
I cannot reach my stopcock because it is behind fitted cupboards. What should I do?
Do not start cutting into fitted joinery in a hurry. First look for a valve on the pipe feeding whatever is leaking, such as under the basin or behind the toilet, and use that. If there is none, the building’s main valve or the outside stop tap will shut off the supply, though in a block it will affect other flats too. Once the emergency is over, having the valve moved somewhere reachable is a sensible small job.
How much will it cost?
Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
