Emergency plumber in Barnet

  • Isolation points built over in older homes near the centre
  • Bigger suburban houses with long runs and several isolation valves
  • Pipes freezing and splitting in lofts and garages with no heating

In the older houses around Chipping Barnet, the stopcock has often been covered by later work: a fitted kitchen, a new floor or a boxed-in cupboard under the stairs. If you cannot reach it quickly, go to the outside stop tap rather than pulling units apart. In the larger suburban houses towards New Barnet, extensions have usually added isolation valves over the years, often unlabelled, so a leak in the newest bathroom may have its own valve under the basin or behind a bath panel. Try that before shutting off the whole house. If the leak is in the loft, stay on the joists and use a torch rather than the loft light if water is near it. For night visits, flats over shops in the centre usually have a side or rear door rather than a street entrance. Out in the suburbs, tell us if the problem is in an annexe or garage so the engineer can head straight there.

Questions

Questions we often get

Do you work in Barnet?

We do. Barnet falls within Barnet, covering the EN5, EN4, N20 postcodes, and our engineers are out across Greater London from our Fulham office every day.

Why does water keep running after I have turned it off?

The water held above the leak is still draining out, and with a loft tank that can be quite a volume. Run the downstairs cold taps to empty it faster and it should stop in a few minutes. If it carries on, the stopcock is not fully shut and we need to come out.

When I turned my water off, my neighbour lost theirs too. Is that normal?

In older Barnet houses it can be. Some period properties were connected on a single shared supply pipe that splits once it is inside, so one outside stop tap serves both. Turn it back on only once the leak is isolated inside your house, using an internal valve if you can find one. Longer term, a separate supply for each house avoids the problem, and your water company can advise on whether that is possible.

How much will it cost?

Before an engineer starts, you are given a price for the job. Should something hidden in a wall change what is needed, we stop and discuss it with you first, instead of pressing on and sending the bill later.
