Do you need a damp survey before buying a house?

A building survey that says "damp present" without saying why is a cost you find out about after completion, not before.

Most building surveys include a damp reading as standard, taken with a handheld moisture meter during a walk-through. It is useful, but it is not the same thing as a damp survey, and buyers sometimes assume it is until the report comes back with a vague flag and no explanation.

What a standard survey actually gives you

A surface moisture meter reading on its own is not a diagnosis. Plaster, paint and some modern building materials can read as "damp" on a surface meter for reasons that have nothing to do with real moisture getting in. A general building survey will usually note a reading is elevated, recommend "further investigation," and stop there — which leaves you knowing something but not what to do about it.

When a dedicated damp survey is worth commissioning separately

  1. The building survey flags damp without identifying a cause.
  2. The property is older, or has had a loft or basement conversion, where damp is more likely to have gone unnoticed.
  3. You can see a visible stain, discolouration or bulging plaster during viewings, whether or not the survey mentions it.
  4. You want a second opinion before agreeing a price reduction based on someone else's damp report.

A proper damp survey and diagnosis goes further than a reading: it identifies which of rising, penetrating or condensation damp is present, traces the cause where there is one, and ends with a written report rather than a guess. That report is also useful leverage in a purchase negotiation, since it puts a real scope and cost against the problem rather than an unquantified worry.

Worth doing even after you have moved in

If a damp issue only becomes obvious after completion, or you inherit a treatment that was already done and want to know whether it actually worked, a survey settles it either way — including checking an existing damp-proofing job that came with the house.

Not every damp patch is a building problem. A slow plumbing leak can look exactly like damp, and leak detection will rule it in or out. Our damp and condensation page explains the three main types, and this guide helps you tell them apart.
